Most commercial space at Origin is leased, not sold. Tenants range from small professional offices to corporate headquarters occupying full Pillar floors at 250,800 sq ft each.

Three office scales

Small: 1,000–3,000 sf — professional services, satellite offices, startup teams. Medium: 3,000–10,000 sf — established firms, regional headquarters. Full floor: ~250,800 sf — Fortune-class corporate headquarters. The 250,800 sf floor plate per Pillar floor is roughly 5.76 acres — bigger than most existing corporate headquarter floor plates entirely.

Boutique to flagship

Boutique retail (500–2,000 sf) at Foundation podium and skybridge tier amenity floors. Flagship retail (5,000+ sf) at Foundation and select Common tier locations. Retail above Mid-tier is rare and premium — luxury houses establishing presence at altitude rather than serving foot traffic.

What concentrates where

Foundation: hospitality, restaurants, medical-adjacent services, transit retail. Common: media, entertainment-adjacent, university-adjacent. Mid: finance, law, consulting. Upper: technology, biotech, advanced manufacturing R&D. Crown: hedge funds, private offices, NeuraWeb executive functions. Apex: prestige addresses for global brands.

No floor is single-use

Origin's mixed-use principle runs to the floor level. A typical Mid-tier Pillar floor includes office, residential, retail amenity, and circulation in the same 250,800 sq ft. The atrium garden runs through the middle. The skybridge connects to neighbors. You can live, work, eat, and meet without leaving your floor — and certainly without leaving the formation.
