Add The New York Post on Google Hamptonites have historically spent more time looking at their shoreline than using it.
But as more New Yorkers spend more time in South Florida — where water is for splashing in and private piers are trophy assets — they’re returning with a different set of expectations.
They want to yacht (or at least Jet Ski), and they’re willing to drop anchor for homes that deliver a dock.
One of the best on the market right now is at 111 Cobb Isle Road in Water Mill.
Up front, it’s got everything you need from a 10,894-square-foot, turnkey Hamptons mansion: six bedrooms in the main house, a waterside glass-wall dining room, two large entertaining rooms, two private offices (his and hers perhaps?), a billiards room, a wine room and a gym.
There’s also a party in the back. The home has 220 feet of bulkheaded frontage with a rare private dock, a waterside pool, a sunken spa and a firepit.
“So much high-end real estate in South Florida is positioned on water with a dock, and if people are coming here for the summer season, it becomes an element that they want to keep in their life,” says Tim Davis of Corcoran, who has the home listed for $31.99 million. “Saying ‘We have it here, but we don’t have it there’ doesn’t really work.”
Directly across Mecox Bay, down Calf Creek, 30 Bay Lane is a sleek, rectangular residence dripping with style and topped with a wildflower garden.
Designed by historic preservation activist Andrew Berman for a family that wanted their own private resort, the roughly 10,000-square-foot, eight-bedroom, 10-and-a-half-bathroom spread is decked out with a glass-walled gym with sauna and steam rooms, a two-story yoga studio, a chef’s kitchen, a pool, a tennis court — and, of course, a dock.
You may not be able to park your superyacht here, but you can float away from your cares on a sailboat, Boston Whaler, kayak, paddleboard or Jet Ski.
“Because you’re in the bay, there are no waves and you can paddleboard, kayak or Jet Ski to the ocean,” says Susan Breitenbach of Corcoran, who has the home listed for $27.5 million.
But Sag Harbor is the Hamptons’ undisputed boating hot spot, and 51 Mashomuck Drive has everything you need to get out on the water. Yes, that means a rare deep-water dock that can handle a 40-foot vessel.
Inside, there’s 7,800 square feet of living space, seven bedrooms, and nine and a half bathrooms, with all the trimmings from a gym to a media room. But outside is where the place really shows off, with 145 feet of bulkheaded waterfront, a pool and a sunken waterfront spa, a guest cottage and an outdoor kitchen.
“A private deep-water dock is an asset you simply cannot replicate in today’s regulatory environment,” says Cindy Scholz of Compass, who is listing the home for $20.75 million. “For a buyer who values access and discretion, this is the kind of holding that anchors a family’s life for generations.”
